What it covers
The things you need to know first
A GRESB Benchmark Report can contain a substantial amount of scoring detail. When the results first arrive, you rarely need to investigate all of it at once.
Results Analysis distils the report into a concise first view of where the entity stands, without adding another layer of complexity to an already detailed assessment.
The review covers:
- An overarching summary of the assessment result
- Score breakdown and key observations across the assessment areas
- Specific items that warrant attention or further investigation
- A high-level action roadmap for what to consider next
The service currently covers the GRESB Real Estate Assessment as a whole. Other GRESB assessments, including Infrastructure, are outside the current scope of the GRESB Lab.
The Compass Works approach
Start with the minimum useful information
When results are released, the first task is not to analyse every score in isolation. It is to establish a clear view of where the entity is, what stands out and where further investigation is likely to be worthwhile.
Drawing on more than a decade of working with GRESB assessments, Compass Works focuses the initial review on the information we would want to understand first when opening a new Benchmark Report.
We reduce the assessment to a manageable set of signals:
Where are you now?
A concise view of the overall result, key movements and the areas shaping performance.
What stands out?
Scores, changes, gaps or inconsistencies that merit attention rather than being lost within the wider report.
What should you investigate next?
A focused starting point for deeper review, discussion with your appointed adviser or action within the portfolio.
The aim is not to replace the detail within GRESB. It is to make that detail easier to navigate by narrowing down where your attention is most useful.
Already working with a GRESB consultant or adviser? That’s fine.
The GRESB Lab can provide an independent second pair of eyes alongside your existing support. Where something requires further verification, we may recommend discussing it with your appointed adviser or directly with GRESB.
Outputs
A concise Management Brief
The complimentary initial screening is returned as a two-page GRESB Results Management Brief, designed to give management a clear first view of the result without recreating the Benchmark Report.
The brief brings together:
- Overall assessment result and available year-on-year context
- A concise Compass View
- Score breakdown and observations across the assessment areas
- Key asset-performance and certification indicators
- Specific items to flag
- A high-level action horizon
The emphasis is on enough information to know where you are and where to look next.
Where next?
The Management Brief is complimentary, with no obligation to take the review further.
If you find it useful, Compass Works can support a deeper investigation into particular findings and help translate the results into practical priorities for the portfolio.
The objective is not simply to improve a GRESB score. We see the assessment as a useful diagnostic: a way to identify improvements in data, processes and asset performance that make sense for the portfolio in their own right, while strengthening future GRESB performance where relevant.
Typical use cases
Making sense of a newly released result
You have received your GRESB results and want to understand quickly what has changed, what matters and where to focus attention.
Management needs the answer, not the report
The Benchmark Report contains the detail, but senior stakeholders need a concise explanation of what the result means and where attention should go.
Something stands out
A score, movement, reporting boundary or other aspect of the result looks unusual and you want to understand whether it merits deeper review.
Turning assessment findings into practical improvement
You want to look beyond the score and use the assessment to identify improvements in portfolio data, management processes or asset performance that are genuinely useful to the business.
